FRUITVALE INDUSTRIAL CENTER
COMPLETE TRANSFORMATION OF AN INDUSTRIAL WAREHOUSE
INTO A MULTI-TENANT CANNABIS FACILITY
AREA: 30,000 ft²
LOCATION: Oakland, California
KEY PROJECT DETAILS
Modern & Thoughtfully-Designed Individual Spaces • Temperature Controlled
Secure Environment • Unique AWI (All-Weather Insulated Wall Panels)
• 10,000 Amp Electrical Service Upgrade
CONCORE converted a former industrial factory/warehouse complex in Oakland, California into a multi-tenant facility, transforming it into the site of a number of individual Cannabis growing businesses.
The site originally had an expansive amount of open spaces with vertical support pillars positioned every 30 feet. CONCORE converted the entire space into smaller common areas and individual tenant spaces using a unique type of manufactured demising wall panels. These all-weather, insulated panels can be built-up twice as fast as typical stick frame and drywall systems. And specifically suited for this particular implementation, the materials used in their manufacture provided enclosed environments with the highest level of health and controlled temperatures commercially available.
Additionally, new corridors and ADA-compliant rest rooms were built, a freight elevator was installed and various site accessibility improvements were also included in the project’s wide scope of work. Another major component of the project was a major 10,000 amp upgrade to the building’s electrical service. Extensive utility trenches were dug and large diameter conduit was laid from the street, terminating at a completely new main service panel inside. That main panel then branched to sub-panels located throughout the complex. With this upgrade, the CONCORE team ensured that the client’s tenants were provided with more than ample power to operate their businesses without any power drains or unwanted interruptions.
