St. Paul Terrace is a thoughtfully integrated affordable family housing and church-use development, delivering 50 affordable family apartment units alongside shared community and faith-based facilities.
The project consists of five levels of Type V-A wood-frame construction over two levels of Type I-A concrete podium, accommodating residential units above ground-floor and basement common areas that serve both the apartment building and the adjacent church. This mixed-use configuration required careful structural coordination and planning to support diverse programmatic needs within a single, cohesive facility.
Residential amenities include ground-floor offices, meeting rooms, flexible community spaces, bike storage, and a shared courtyard deck with a play structure, creating a family-oriented and community-focused living environment. Church-related spaces include offices, meeting rooms, a kitchen, and supporting program areas, reinforcing the building’s role as a neighborhood anchor.
The project provides podium-level parking serving residents, staff, and St. Paul’s operations. The building is all-electric, incorporates solar photovoltaic panels, and is designed to achieve a Gold GreenPoint Rating, reflecting a strong commitment to sustainability and long-term operational efficiency.
All common areas are fully accessible, with residential units designed to be adaptable for full accessibility. The overall design emphasizes efficiency, durability, and modern construction, using high-quality materials to support longevity and community use.
St. Paul Terrace exemplifies CONCORE’s ability to manage complex, mixed-use affordable housing projects, balancing residential, institutional, sustainability, and accessibility goals within a highly coordinated construction framework.
